Quantity Surveyor

Job Title: Freelance Quantity Surveyor – Residential New Build
Location: Warrington
Day Rate: £350 - £400 per day
Contract Type: Freelance / Contract
Start Date: ASAP

Key responsibilities:

• Take ownership of the commercial function across multi-unit residential developments (typically 40+ units).
• Manage tendering processes and procurement of subcontract packages.
• Oversee subcontractor accounts, valuations, and payments.
• Track and manage project costs, budgets, and cash flow forecasts.
• Handle variations, change management, and final account negotiations.
• Provide accurate and timely cost reports to senior management.
• Liaise with site teams, contractors, and stakeholders to ensure alignment between commercial and site delivery goals.

Requirements:

• Proven experience as a Quantity Surveyor within the residential new build sector.
• Strong commercial oversight on developments of 40 units or more.
• Deep understanding of traditional build methods and JCT contracts.
• Solid background in procurement and tendering processes.
• Ability to work autonomously in a fast-paced construction environment.
• Strong negotiation, analytical, and reporting skills.
• Degree-qualified in Quantity Surveying or equivalent.
• Availability to work on a freelance/contract basis.
• Full UK driving licence and access to own vehicle (if site visits are required).
