Key Responsibilities:

  • Lead and manage the commercial team, including Quantity Surveyors and support staff.
  • Oversee procurement strategy, subcontractor management, and supply chain relationships.
  • Ensure accurate financial reporting, cost forecasting, and budget control across multiple projects.
  • Manage and mitigate commercial risks, disputes, and claims.
  • Review and negotiate contracts, ensuring compliance with company policies and relevant legislation.
  • Provide strategic commercial advice to senior leadership and operational teams.
  • Drive value engineering, cost efficiency, and continuous improvement across projects.
  • Support bid/tender processes and contribute to securing future work.

Requirements:

  • Proven experience as a Commercial Manager (or Senior QS stepping up) within construction, ideally housing.
  • Strong track record in delivering new build social housing or affordable housing projects.
  • Excellent leadership and communication skills, able to manage teams and stakeholders effectively.
  • In-depth knowledge of JCT / NEC contracts and commercial best practice.
  • Strong financial acumen and attention to detail.
  • Degree-qualified (RICS or equivalent desirable) in Quantity Surveying, Commercial Management, or related field.
